Commercial is a different job
Commercial Mold Jobs Start With a Protocol, Not a Spray Bottle
Residential jobs often start with a walk-through and a quote. Commercial jobs in Dunlap usually start with an independent assessor who inspects, takes readings and writes a remediation protocol that spells out containment, removal and clearance criteria. That separation matters to owners, insurers and attorneys, and some states require it by forbidding one company from both assessing and remediating the same job.
The remediation itself follows IICRC S520, the industry standard, with OSHA worker protection rules covering respirators, PPE and hazard communication for the crew. Engineering controls do the heavy lifting: critical barriers sealing doors, vents and penetrations, HEPA negative air machines exhausting the work zone, and a manometer at the containment wall logging the pressure differential so the building manager can see containment is holding.
Commercial calls cluster around the same sources: ponding water on flat roofs working through the membrane, condensation on chilled-water piping, hotel PTAC sleeves and drain pans, walk-in cooler walls in restaurants and apartment units found moldy at turnover. Each one needs a crew that can work around tenants, guests, students or patients.
