Below-grade mold
Why Basement Mold Keeps Coming Back in Magnet Cove
Basements are dug into damp ground, so the moisture problem is built in from day one. After a long rain the groundwater climbs, and hydrostatic pressure forces seepage through wall cracks, tie-rod holes and the cove joint where the slab meets the wall. Short downspouts, soil that slopes toward the house and window wells without drains keep feeding water back to the same walls.
Finished basements make it worse. Drywall run tight to the floor wicks moisture upward, fiberglass against the block holds dampness, and the wood bottom plate under every stud wall soaks up seepage first. Wall-to-wall carpet over bare concrete holds moisture in the pad, and stacks of stored cardboard give mold an easy food source right at floor level.
The EPA advises drying water-damaged materials within 24 to 48 hours, and below grade that window closes fast because the air is already humid. That's why a good basement job in Magnet Cove is really two jobs: removing what's moldy and stopping the water and humidity that grew it.
